Facilities Management – Preparing for Winter

With Winter well underway, it is crucial that buildings are fully prepared for the problems that the dark nights and plummeting temperatures may bring.

It is imperative for Facilities and Building Managers to minimise the risk, Health & Safety issues and the new challenges that this time of year brings.

With safety and compliance being paramount to the business’, it is paramount that Landlords and Tenants have winter plans in place to reduce the risks of damage that wind, rain, snow and ice can bring to their property if not appropriately planned for.

  • Flat Roof Leaks – With the inclement weather, roofs are much more susceptible to damage and perforations. It is important to regularly carry out inspections of the roofing felt, joints and membrane to spot and repair any potential defects which could lead to costly leaks.   • Backup Generators / Power Supply – Having a UPS (Uninterrupted Power Supply) is important to the business’ core functionality. With power cuts common in the winter time due to the increased likelihood of extreme weather, ensuring that the backup power supply is in place and fully operational is key to avoiding any power outages which put a halt to the business functions.
  • Plumbing – Ensuring that all pipework is insulated where necessary and all joints are secure will reduce the risk of an emergency plumber being required to attend to any defects which could leak to leaks and a loss of heating.

The Importance of Maintaining your Roof

Roofs offer the first layer of protection for any commercial buildings; they protect the building from the natural elements such as rain, wind, snow, ice and hail. As a result of being exposed to these conditions, over time the roofs tend to deteriorate and decay meaning that they at risk of damage and have implications on the building itself. At Integrity, we believe that preventative is always better than reactive which is why in this article we go into detail of the implications of a poorly maintained roof.

The first step of maintaining your roof is by having a full roof inspection. This is a good basis to start from as an in-depth report will allow you to create a plan in which you can work from. A good quality report should include photos and pictures of areas of concern such as any tears in the roof cover or any flashing that needs replacing or any gutter blockages.

Once you have an in depth report and a plan in place you can then begin with stopping the leaks. Attending to the rips and tears in the roof that are allowing ingress into the building are key as well as repairing the guttering. Not only can leaks trace through rips and crevasses but also through brickwork where there is no or poor flashing. Metal or lead flashing are the most common types as it collects water and stops it from seeping through into the building and instead directs the water away from the roof and down the gutters and away.
